What a fair price looks like, what the neighbourhood is building, what the unit would rent for. Know it before you offer, list, or renew.
Everything we do starts from one belief
We believe every Canadian deserves the evidence the industry prices with: the listings, the assessment rolls, the permits, the rents. So we built an Analyst that reads them all and shows its sources on a live map. It just happens to answer any property question in plain language.

Open evidence is only useful if you can reach it. So the whole method is one conversation: a question goes in, an answer comes back with the sources it checked and the listings it read, each one a click from the map.
Name an address, describe a property, or photograph a for-sale sign. Plain language in, and you watch the Analyst check each source as it works.
Every listing an answer cites is a chip that opens the map: comparables, permits, flood risk and amenities, exactly where they are.
Change an assumption. Draw an area on the map and ask about what is inside it. The conversation keeps its evidence.
The product in action
The Analyst carries real estate tools, and a question is what runs them. It searches listings, builds comparable sets, estimates rents, reads permits and flood risk, and drives the map you are looking at, all from one conversation.
01On the map
The map is part of the conversation. Circle a few blocks and ask what is inside, and the answer reads exactly that ground. Layers for listings, permits, rents and amenities switch on as you need them, or the Analyst switches them on for you.
02In the conversation
Each question takes a numbered place in the ledger, and you watch the Analyst check each source while it works. When the answer lands, change an assumption and ask again. The conversation keeps its evidence.
03In the evidence
A comparable is a raw price, an adjusted price, and every adjustment between them, in a column that sums exactly. Hover a card and its marker lights up on the map beside it.
04In the field
Photograph the sign and ask what the place is worth. One question can run several tools at once: a listing search, a comparable set, a rent estimate, flood risk, what is being built nearby.
Who it serves
The industry splits you into markets: buyer, seller, agent, investor. We don’t. Everyone asks the same Analyst, everyone reads the same record, and the record shows its sources.
For buyers and owners
What a fair price looks like, what the neighbourhood is building, what the unit would rent for. Know it before you offer, list, or renew.
For agents and investors
Comparable sets you can defend line by line, rent and assessment gaps across whole cities, and a map you can interrogate street by street.
One price for everyone, because the evidence is the point. The whole Analyst, unlimited. No allowance to track.

Drawn with the Analyst’s own layout: the ledger the conversation is kept in, the sources it checks as it works, and the map that opens over the chat when you want to see the evidence.
Asked “What would a two-bedroom condo in Toronto rent for today?”, the Analyst checks its sources (Reading rental evidence · Toronto, Matching comparables within 1 km, Estimating the rent), then answers: Most likely $2,450 a month, with the evidence supporting $2,180 to $2,740, from 31 rental comparables within 1 km. The closest is MLS #C8241067 at $2,475 after adjustment. Most likely rent: $2,450 / mo. Supported range: $2,180 – $2,740. Comparables: 31 within 1 km. Vacancy: 2.1% · Oct 2025. The sample thins above the 4th floor, at 6 observations, so quote the range rather than the point. Open the comparables to re-add each adjustment yourself.
